Sembawang Anchor offers 1,310 BTO flats with under three years’ wait in November

Home buyers who want a new flat sooner have a large option in this month’s BTO exercise. Sembawang Anchor, in the new Sembawang North housing area, will offer 1,310 flats with a waiting time of two years and 10 months, the Housing and Development Board (HDB) revealed on Sunday, 1 November.

Two more projects, Bayshore Oasis in Bedok and Plantation Dew in Tengah, come with waits of three years and two months each. Together the three carry 2,875 flats with waits of around three years or less, which is more than a third of the 7,960 flats HDB plans to put on sale in November.

Plantation Dew also brings a first. Its White Flats, which come without internal partition walls, will be available as 5-room flats for the first time.

Sembawang Anchor

The project sits between Admiralty Lane and Sembawang Drive. It has six residential blocks, including an integrated block with both sold and rental flats, and offers 2-room Flexi, 3-room, 4-room and 5-room flats.

A preschool, an eating house, a supermarket and shops will be built within the project. HDB is planning a new neighbourhood centre and a one-hectare park nearby. Sembawang Mart and Sun Plaza are already in the area, as is Bukit Canberra, the sports and community hub with a hawker centre, a polyclinic, an indoor sports hall, an ActiveSG gym and a swimming pool.

Sembawang Anchor takes HDB’s count of shorter waiting time (SWT) flats launched in 2026 to 4,661. That is past its pledge of more than 4,000 this year, and it means close to one in four BTO flats launched in 2026 is an SWT flat. With the 4,690 launched in 2025, the two-year total comes to 9,351, against a target of 12,000 from 2025 to 2027.

Bayshore Oasis in Bedok

Bayshore Oasis is in the new Bayshore estate, bounded by Bayshore Drive and Bayshore Walk. Its four blocks, one of them an integrated block with rental flats, hold 855 units for sale, and the choice is narrow: 2-room Flexi and 4-room flats only.

There will be a preschool, a minimart and shops in the development, with more food and retail along Bayshore Drive. A park is proposed next to the project, and East Coast Park is reachable on walking and cycling paths. Bayshore MRT station on the Thomson-East Coast Line serves the estate, and Bedok South station is on the way.

Plantation Dew in Tengah

Plantation Dew has 710 flats in five blocks in Tengah’s Plantation District, bounded by Tengah Garden Avenue, Plantation Walk and a future park. It has the widest spread of the three: 2-room Flexi, 3-room, 4-room, 5-room and 3Gen flats, with rental flats in the mix as well.

It is the third BTO project to offer White Flats, after Crawford Heights and Mount Pleasant Crest, which offered them in 3-room and 4-room sizes. Without partition walls between the living area and bedrooms, owners can build larger bedrooms, a bigger living and dining space, or a room for working from home.

An eating house, a minimart, shops and a preschool are planned within the project. The upcoming JE2 station on the Jurong Region Line will be within walking distance.

What is still to come

The November exercise also includes four other projects, in Bedok, Geylang, Toa Payoh and Yishun. Details on all seven, including whether each project is Standard, Plus or Prime, come when the sales exercise opens. Prices and application dates are not out yet. Applications will be made on the HDB Flat Portal.
