HDB Partial Capital Repayment: Minimums, Timing and Savings

HDB charges no fee for partial capital repayment.

The minimum is S$500 for loans that commenced before 1 April 2012; for later loans it is S$5,000 and then multiples of S$1,000. Full payment must reach HDB within one month of online submission.

Verify the commencement date

The loan start date controls which minimum applies. The flat purchase date is not always an adequate substitute. Use the HDB loan statement or service display and save the record. (HDB partial repayment help)

HDB must receive the full selected amount within one month of the online submission. Interest continues until receipt. Schedule payment access before submitting so an operational delay does not invalidate the intended saving.

Understand GIRO timing

For eligible existing GIRO users, the ad-hoc submission window runs from the 6th to the 22nd, with deduction on the 28th and later statement reflection. Check the live service because scheduled downtime and bank processing can affect access. (HDB housing-loan guide)

At 2.60% a year, a S$20,000 reduction represents roughly S$520 less interest over a full year if the balance otherwise stayed unchanged. Actual saving declines as the loan amortises and depends on posting date, rate and repayment path.

Example: A S$20,000 partial repayment at a 2.60% annual rate creates a first-year planning estimate of up to S$520 less interest. This is not a guaranteed saving because balances and rates change.

Retain liquidity

A capital repayment cannot cover a near-term repair, medical cost or income interruption. Compare the lump sum with a household emergency-fund target before committing.

After payment, verify outstanding principal, instalment or term treatment and transaction date. Raise discrepancies with the acknowledgement, bank record and statement period.
