The TEMPUR warehouse sale is on at the brand’s Tan Boon Liat showroom until Monday 09 November 2026, with display mattresses and bed frames at up to 70% off and display pillows cut to S$149 to S$199. New mattresses go for up to 44% off and new bed frames for up to 60% off, according to TEMPUR Singapore’s warehouse sale page. Doors open from 11am to 8pm daily over the Deepavali long weekend, so you still have today and tomorrow.
TEMPUR is not a brand that does deep cuts often, so if a new mattress has been on your list since you collected your BTO keys, this is the weekend to go and lie down on a few.

What is on sale and how much you save
TEMPUR splits the sale into display pieces (floor models, limited sizes) and brand new stock. The headline numbers from the official poster:
- Mattresses: display pieces up to 70% off; new pieces up to 44% off
- Bed frames, static and adjustable: display pieces up to 70% off; new pieces up to 60% off
- Pillows: display pieces S$149 to S$199 (usual S$399 to S$529); bundle deals on new pillows
- Accessories: assorted items up to 50% off, including mattress protectors, bed sheets, sleepwear and travel pieces
Which mattresses are included
New mattress models in the sale are the Form Original, Form Plus, Prima SmartCool, Pro SmartCool, Pro Plus SmartCool and Pro Luxe CoolQuilt Firm series. Sizes run from Single and Super Single to Queen, King and King200. Department store exclusive models are not part of the sale, so do not expect to find the version you tried at a mall counter.
Bed frames are where the big numbers sit
The full range of adjustable, divan and storage frames is in. For context, TEMPUR’s online special offers page lists the Zero G Lifestyle Adjustable Bed Base 3.0 from S$3,399 (usual S$5,999) and the SmartBase from S$7,899 (usual S$9,999). An adjustable base is a big-ticket item, so even a few hundred dollars below the online price is real money.
Is the warehouse cheaper than the online sale?
Not always, which is why it pays to check before you travel. The online store currently sells the Ease mattress from S$1,299.50 (50% off a usual S$2,599) and the Ease 20 SmartCool from S$1,539.45, but neither Ease model is on the warehouse’s new-piece list. The Form mattress starts from S$2,499 online, and Form Original and Form Plus are in the warehouse sale at up to 44% off.
Online, pillows and accessories are 10% off for one item or 25% off for two, with the Original pillow from S$339. That makes the S$149 to S$199 display pillows the most obvious saving in the warehouse, if you are fine with a floor sample.
Fine print to read before you pay
- Everything is non-exchangeable and non-refundable, and stocks are limited.
- Display mattresses, beds and pillows are sold as-is with no warranty.
- Delivery for display mattresses and beds costs S$80 to S$120, waived when you send two or more to the same address.
- Display mattresses and beds must be delivered by 28 November 2026, after which storage charges apply.
- Full payment upfront by Visa, Mastercard, Amex, GrabPay or PayNow. Cash, NETS and TEMPUR vouchers are not accepted.
The no-warranty point matters most. A new TEMPUR mattress normally comes with a long warranty, and you give that up on a display piece, so weigh the extra discount against it.
Our take
If you need a frame or an adjustable base, this is the strongest reason to make the trip, because the new-piece cut of up to 60% is deeper than what is online right now. For a mattress, measure your bed, know your size and firmness, and compare against the online Form price before you queue. Shopping around for the rest of the bedroom? Castlery’s 11.11 sale runs until 11 November, and we rounded up Courts and Harvey Norman’s bedding cuts last month.
Go early on Monday if you can, since display sizes are one-offs and the best pieces tend to go first. For more home buys this week, the HipVan 11.11 code is also still live.
