HDB resale prices fell 0.2 per cent in the third quarter of 2026, the third straight quarterly decline, in flash estimates the Housing and Development Board (HDB) released on Thursday, 1 October.
The Resale Price Index stood at 202.4, down from 202.8 in the second quarter. Prices fell 0.1 per cent in the first quarter and 0.3 per cent in the second. The index was flat at 203.6 in the fourth quarter of 2025, after rising 0.4 per cent to 203.7 in the third quarter of 2025.

Transactions broadly stable
As of 29 September 2026, 7,528 resale transactions were recorded in the third quarter, 5.2 per cent more than the 7,157 over the same period last year. Resale volume has remained broadly stable even as prices eased.
HDB has not seen a significant increase in the prices or number of resale flats bought by private residential property owners and former private property owners since the 15-month wait-out period for them was removed on 28 July 2026. The wait-out, which applied to non-subsidised resale flats, was introduced on 30 September 2022 as a temporary measure to moderate demand and prioritise first-time buyers.
November BTO exercise
HDB will launch about 7,960 flats in the November 2026 Build-To-Order exercise, in Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun. Community Care Apartments will also be offered in Toa Payoh. Applicants need a valid HDB Flat Eligibility letter when they submit a flat application.
